Boston law firms are leveraging strong tenant demand to secure generous concessions from landlords, including tenant improvement (TI) allowances of $175–$200 per square foot and up to 15 months of free rent on 10-year leases. A brokerage report ranks Boston among the top U.S. cities for such concessions, driven by high construction costs and labor shortages. In 2024, law firms signed over 1 million square feet of leases in Boston, with notable deals including Jones Day at South Station Tower and Ropes & Gray LLP renewing at Boston Properties (BXP)‘s Prudential Tower. New firms are also entering the market, contributing to nearly 728,000 square feet of positive absorption in the CBD.
